Job Description

Maintenance Technician III  

Job overview: The Maintenance Technician III is primarily responsible for the ongoing and preventative maintenance at Relay’s main campus, in addition to residential properties as needed. All work must be completed in accordance with local building codes and local and state Landlord/Tenant law.  This position includes administrative duties related to systems and inventory management to support the HPM (Housing and Property Management) team overall.  This role requires extensive experience and provides support to other Technicians in the field, including technical knowledge. Wages & Benefits:

  • Wage: $22-$25/hr DOE
  • Shift: M-F 8:00AM-5:00PM and 24-hour on-call
  • Full-time benefits include medical, dental, 403b retirement plan, life insurance and mileage reimbursement

Duties and Responsibilities:  


  • Prioritize and complete all maintenance request orders in a timely manner
  • Complete requests within the work order system
  • Perform routine and preventative maintenance including but not limited to a wide range of maintenance and repair tasks, general carpentry, plumbing, electrical, drywall, appliance repair, and floor covering
  • Provide 24-hour emergency repair service for all properties when on duty
  • Communicate daily with appropriate stakeholders to update them on maintenance tasks and receive updates on pressing issues
  • Communicate frequently with Portfolio Management, Facilities Management, Director of HPM when assigned more advanced tasks or projects
  • Provide technical support to others on the team as assigned or requested
  • Support inventory and purchasing as assigned
  • Assist with scheduling and completion of special projects
  • Participate in on-call rotation

Customer Service:

  • Maintain a high level of professionalism and customer service
  • Develop and maintain healthy resident relations and report any property issues and/or concerns to management as appropriate


  • Work in a safe and workman like manner; follow all safety protocols including attendance at a monthly safety meeting
  • Report any and all health and safety violations to the Maintenance Manager, Portfolio Manager, Director of HPM, or Safety Manager


  • Maintain complete, accurate, and timely records in appropriate, separate systems based on the property served
  • Report from different systems as requested and on a periodic basis
  • Prepare monthly inter-company billing
  • Act as liaison for commercial tenants


  • Complete annual training in Fair Housing
  • Consult with management (Community Managers, Portfolio Managers, Maintenance Manager) as needed to follow and comply with local Landlord/Tenant law specifically with regards to posting the appropriate notices to enter if not given permission by residents
  • Follow and comply with all local building codes

Qualifications and Experience:

  • 5 years minimum apartment maintenance experience including experience in appliance repair, minor plumbing, minor electrical and painting
  • Demonstrated ability to remain up to date on local building codes and comply with set standards and regulations
  • Strong interpersonal communication skills with a demonstrated ability to proactively inform management as needed
  • Strong English written and verbal communication skills
  • Ability to effectively present information to individuals or groups of external/internal customers
  • Ability to maintain confidentiality 
  • Ability to follow procedures and guidelines and complete detailed written or verbal instructions 
  • Ability to perform basic math skills including but not limited to addition, subtraction, multiplication, and division 
  • Ability to work independently and as a member of a team 
  • Strong organizational skills and ability to prioritize; able to complete required paperwork on time and accurately  
  • Detail oriented and able to manage multiple tasks through to completion at the same time 
  • Valid driver’s license, safe driving record and insurance coverage acceptable to Relay’s insurance carrier 
  • Ability to pass drug screening, criminal history background check and/or fingerprinting as appropriate at any time during employment
  • Ability to deal with problems involving a few concrete variables in standardized situations. 

Work Environment:

  • Working in both inside and outside environments, exposure to outside weather conditions including extreme cold and extreme heat
  • Exposure to paint, chemicals or other related cleaning materials
  • Moderate to loud noise level
  • Regularly required to stand; walk; use hands to finger, handle, or feel; and reach with hands and arms
  • Regularly lift/load/carry or move up to 50 pounds; occasionally lift/load/carry or move up to 100 pounds; all lifting of 50 or more pounds must be done with another person
  • Ability to adjust focus vision
  • Frequent need to hear and speak
  • May be on-call 24 hour/day for emergency maintenance services
