OCSD is currently looking to fill the role of a Lead Facilities Worker .
Under general supervision, the Lead Facilities Worker will plan, lead and oversee a variety of assigned facilities and grounds maintenance contracts including but not limited to general construction, semiskilled/general labor, custodial, plumbing and backflow assembly maintenance, landscape maintenance, door and gate maintenance. Has the ability estimate time, materials, and equipment required for assigned jobs. Collaborate and coordinate with District staff and external stakeholders to schedule equipment or process shutdowns, development of scope of work, maintenance tasks and activities, and the selection of vendors and contractors to give estimates and perform work. Oversee contractor work to ensure work is completed in compliance with contract specifications and coordinate payment processes. Additionally, the Lead Facilities Worker will participate in the work of the Painting, Building and Grounds Maintenance trades as well as assist with the functions of planning work , organizing, scheduling work, assigning work, reviewing work and training for staff. Research and apply mandated OSHA and State regulations and industry standards. Prepare requisitions and perform research for parts, materials, equipment/tools and/or services for corrective maintenance and repairs of facilities and grounds as necessary. Organizes and prioritizes a variety of projects and multiple tasks in an effective and timely manner; organizes own work, sets priorities, and meets critical deadlines. Responds to inquiries in a courteous manner by providing good customer service; provides information within the area of assignment; resolves complaints in an efficient and timely manner. Heavy use of CMMS system (Maximo), Microsoft Word, Outlook and Excel to communicate, maintain accurate logs and records, extract and input information and to document work performed. Assists in the development of the annual budget for facility needs and contract services; attends meetings and trainings as necessary or required and performs related duties as required.
Qualifications & Requirements:
The successful candidate will possess a high school diploma or equivalent, supplemented by specialized training in the building trades and four (4) years of increasingly responsible facility maintenance experience with at least two (2) years performing duties at a level comparable to a Facilities Worker with the District. An Associate's degree or Bachelor's degree is desired.
The candidate will be detail-oriented, highly organized, must also be able to communicate effectively both verbally and in writing with all levels of staff and the public. Prior experience and proficiency with CMMS software (Maximo is preferred) and Microsoft office applications such as Word, Excel and Outlook is desired. Prior knowledge and experience performing facilities and grounds maintenance, general construction and overseeing contractors and contract work; knowledge of cross connection control of potable water systems and backflow assemblies is desired. The ability to work in a planned and scheduled maintenance environment is needed. The ability to perform strenuous work including lifting a minimum of 40 pounds with or without reasonable accommodation is required. The successful candidate will be able to work independently in the absence of supervisors maintain effective working relationships with those contacted in the course of work; and have basic principles of budget administration; principles and practices of record keeping; and the use of modern office procedures, methods, and computer equipment are essential to this position.
The work schedule for this position may sometimes require overtime, weekend and holiday work.
Possession of a valid California class "C" driver's license is also required.

Hiring Salary Range: $36.11 - $39.80/Hour
(starting salary will be within this range based upon qualifications)
Must possess mobility to work in the field; strength, stamina and mobility to perform medium to heavy physical work, to work in confined spaces, around machines and to climb and descend ladders, and operate varied hand and power tools and construction equipment; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone or radio. The job involves fieldwork requiring frequent walking in operational areas to identify problems or hazards. Finger dexterity is needed to access, enter and retrieve data using a computer keyboard or calculator and to operate above-mentioned tools and equipment. Positions in this classification bend, stoop, kneel, reach and climb to perform work and inspect work sites. Employees must possess the ability to lift, carry, push, and pull materials and objects weighing a minimum of 40 pounds, or heavier weights with the use of proper equipment.
Employees work in the shop and are exposed to loud noise levels, cold and hot temperatures, inclement weather conditions, road hazards, vibration, confining workspace, chemicals, mechanical and/or electrical hazards, and hazardous physical substances and fumes. Employees may interact with upset staff and/or public and private representatives, and contractors in interpreting and enforcing departmental policies and procedures.
Disaster Service Workers
All Orange County Sanitation District employees are designated Disaster Service Workers through state law (California Government Code Section 3100-3109). Employment with the Orange County Sanitation District requires the affirmation of a loyalty oath to this effect. Employees are required to complete all related training as assigned, and to return to work as ordered in the event of an emergency.
